Thank you for forwarding on the EAs responses on the above project.  We have followed this up with the consultant team, who have provided a response to their two objections.

The response from MLM reads as follows:

With regards to the points raised in the EA letter, we comment as follows:

1.    The proposed building is of a smaller footprint than the existing structure, and as such there would be no detrimental effect on flood storage volumes for the site. As there is no loss of flood storage volumes, when compared to the existing scenario, there is no requirement for flood storage compensation and we believe this objection should be removed.

2.    Floor levels are as shown on the Guy Hollaway Architects drawings. There is an existing basement which will be backfilled as part of the works, however, the proposed building does not incorporate a basement level. The ground floor level of the building will be set at 10.50 mAOD. All exit doors (other than the main entrance) will be set at 11.00mAOD which is above the 1:100 yr (+30%) flood level. External levels adjacent to the main entrance will be set at 11.00mAOD which then falls away from the building to ensure any flood water will flow away from the building and follow the natural flow path along Tontine Street towards the South. Based upon this, we believe this objection should be removed.
